At Emerald Coast Property Rentals we pride ourselves on our hands on approach to property management. Every potential renter is screened by one of our staff members to ensure that your home will be treated with the same tender loving care that you show your home. We make at least one visit to the home during the renters stay to make sure that the Guest Policies are being followed AND to ensure that your renter is fully satisfied with the property. A happy renter is a return renter!

We pride ourselves on being a complete Turn Key organization. The only job you have as an Owner is to cash your disbursement checks at the end of the month! Emerald Coast Property Rentals handles every aspect of your property from booking renters to paying the state & county taxes. We have our own in house cleaning and maintenance staff to service your home. Tired of paying the utility bills?! Send them to us! Emerald Coast Property Rentals will pay your monthly utility and cable bills which will be shown on your monthly summary that is sent no later than the 5th of each month.

From the first day that you are signed up with Emerald Coast Property Rentals we will start marketing your home. Our primary tool for renting and marketing your home will be the VRBO website. Within three days of signing your home will be loaded on to the VRBO website and ready to rent. One of the major benefits of using Emerald Coast Property Rentals to list your home versus listing it yourself or with another agent is that if a potential renter goes to ANY of the listings that we have they will be directed to a page that shows them all of our listings. This means that your home will be connected to all of our listings in WaterColor, Seacrest Beach, Palmeira Villas & the Cottages at Camp Creek. If a renter in interested in another property that is already booked we will do our best to refer them to another one of our rental properties.

Some of the basic services that we provide to all of our home owners are listed below:

Marketing: Emerald Coast Property Rentals targets your potential renters through tools like VRBO and Home Away.com. We also do direct mailing to targeted areas. During the course of our operations we have developed a strong client base and we have many return renters.

Taxes: One of the biggest perks of using Emerald Coast Property Rentals is that we will file all of your monthly state and county property taxes for you. You will receive a statement each month showing you the total rental income, taxes, fees, & commissions for your property. At the end of each year you will be sent a statement to provide to your accountant or tax preparer.

Utility Option: Property Owners have the option of sending all of their utility and cable bills to Emerald Coast Property Rentals to manage. We will pay the bills for you and deduct them from your monthly disbursement check. A detailed account summary of each expense is shown on your monthly reports. This also means that you don’t have to handle the hassle of contacting Media-Com when the cable goes out, we will handle that for you!

Maintenance: If you do not already have a regular maintenance schedule and manager in place we will provide one for you. The maintenance crew will provide landscape maintenance, general repair work, and upkeep of the house (changing bulbs, replacing AC filters, etc). Pricing for this service can be provided at your request.

Cleaning: Since EC Property Rentals has their own in house cleaning service your cleanings will be significantly less expensive than our competitors. Rates will vary in accordance with the square footage of the house and the total number of beds. We are also aware of the fact that a majority of the homes that we manage are also listed for sale and we do everything we can to keep the house looking new for potential buyers.

Linen Service: In order to keep the cleaning fees to a minimum the owners are asked to provide EC Property Rentals with a minimum of (2) two sets of linens and a preferred quantity of (3) three in order to speed up the turn around times for our crew and increase your rental availability. Pricing is available at your request.

Personal Service: Unlike some of the larger companies you will have personal one on one service. Your personal property manager can be reached 24/7 to address any issues that you may have.
